Three questions come up in every JMB / MC meeting before anyone talks about sensors: Do we close the basement? Who signs the cheque? How do we know it worked?

1. Do we have to shut the carpark?

No. This is a tube swap in existing T8 fittings, not a ceiling rebuild. See how a retrofit avoids rewiring.

Typical sequence:

  1. Night or low-traffic windows, one zone at a time (ramp, P1, P2).
  2. Old fluorescent or dumb LED out; radar LED T8 in.
  3. That zone stays usable the next morning. No full-building blackout, no “carpark closed for two weeks.”

PIR motion sensors that black out a bay until a car is already underneath are a different product. Radar stays at a dim standby (about 10%) so cameras and pedestrians still have light, then ramps to full when someone is actually there. Comparison: radar vs PIR.


2. Who pays?

If the committee is using Anyi Smart’s Zero CapEx model, the building does not buy the hardware.

  • You share a portion of verified lighting savings on the TNB bill.

If savings are not delivered as contracted, you do not “eat” a failed hardware bet. That is the point of performance-as-a-service, not a slogan.


3. How do we prove it in 30 days?

Do not argue from a brochure. Argue from a meter.

  1. Before: lighting kWh (or a dedicated lighting circuit / agreed estimate method) for the carpark.
  2. Switchover: zone by zone, same operating hours, same safety requirement (the space stays lit, just not at 100% when empty).
  3. After: dashboard hours in standby vs occupied. Committee can read the same numbers Anyi reads.

The Arcuz: 2025 energy audits recorded about 76% reduction in lighting energy waste within 30 days of the radar system going in.

Stella Suite: post-retrofit data showed about 96% reduction during unoccupied hours. Occupied hours still get full brightness; the waste was the empty-hour burn.

Those two numbers are not interchangeable. 76% is whole-period lighting waste at Arcuz. 96% is empty-hour consumption at Stella. Both are on the case studies page. We do not publish other sites.
